News > What to Look for in a Dallas High Rise

In order to preserve land in urban places, developers build up instead of out. That’s especially true in Downtown Dallas where the cost of land is a premium and acreage is a rare find. Despite enriching the skyline of the nation’s ninth largest city, high rises are constant visual reminders that the sky is the limit. Buildings vary from sleek glass architecture wrapped around luxurious sky-high estates to historic landmarks with SoHo-style lofts. Aside from matching your style and affordability with a Dallas high rise condo, here are more issues to consider when shopping for your new high rise home:

Does The Parking Match Your Needs?

Assuring adequate parking is a huge consideration, but guest parking and parking garage safety are equally as vital. Fortunately most residential high rises include gated entry, and One Arts Plaza is one of many communities that offer valet parking, which is safe and convenient for you and your guests. At the Azure in Uptown Dallas, some condos come with private garages.

Is a View Important?

Downtown and trendy urban areas are synonymous with stunning skyline views and cityscapes, which make floor-to-ceiling windows and balconies preferred features. But thanks to progress, magnificent views can become obstructed by neighboring future high rises. As a safeguard, do your due diligence on what's scheduled to be built and what lots have buildings with a high probability of being torn down. At Centrum Tower in the Oak Lawn area, all 34 condos are on the top floors, so you can get a broad mix of dazzling city views. If your sight’s set on picturesque Downtown views, check out the condos at Metropolitan 1200 Main Street.

Safety and Privacy.  Doormen, Gates and Guards.

A number of high profile individuals call Dallas high rises home, so buildings offer varying degrees of security and accessibility. While a large portion of high rises include doormen and valets, Vendome on Turtle Creek offers private elevators and guarded entrances as additional security measures. Mansion Residence contains only two spacious condos per floor, which heightens its safety and privacy.

Do Amenities Match your Interests?

In Dallas, amenities run the gamut from every upscale service you can imagine to those that are most popular. The choice is yours. If a pool or fitness center tops your must-have list, check out the facilities to make sure they fit your expectations. Renaissance on Turtle Creek offers impressive amenities including a concierge, doorman, valet, two pools, two gyms, massage area and dry sauna.

HOA Fees.  Do you want to Pay for those Great Amenities?

Those amenities we mentioned come with a high price... denominated in HOA fees.  Because you also pay for climate-controlled hallways and common areas and future care of all those outdoor windows, HOA fees are higher in a highrise than a lowrise condo or townhome. However, once you find your highrise favorites, its a good idea to compare fees and determine if the higher fees are worth it in terms of amenities. Amenities at the Bonaventure highrise in Far North Dallas are gated security, a valet, tennis courts, fitness center, steam room, indoor pool and spa. Yet the HOA fee is competitively priced.

How Important is Walkability?

Whether you select a high rise in Downtown, Uptown or the other urban areas, walkability is usually part of the package. The La Tour highrise is a prime example. Located in the heart of Uptown, it’s steps from great restaurants, shops and nightlife and just blocks from the Dallas Arts District.
