News > Is a Dallas Loft for You?

Dallas lofts are a different kind of living arrangement than a condo flat or multi-story townhome design. They were originally created as a solution to the need for live/work space and were converted from older buildings. Part of the charm of these industrial conversions is that they retain exposed brick, columns, cement or hardwood floors.

Newly built lofts have a more modern feel, but often retain the loft style with tall ceilings, exposed ductwork and concrete floors.

But loft living isn't for everyone.  You'll want to imagine how you will live in your loft to determine if it will fit for you.  Here's some things to consider when determining if a Dallas loft is for you.

What about privacy?

Lofts often feature soaring ceilings but their open, unfinished quality tends to cut down on individual private space. They’re usually all about maximizing flow and flexible living area.  But what if you want to escape from your spouse or room-mate for a while?  It's not so easy in an open space.

2220 Canton Lofts is an example of an industrial style loft that was originally built in 1925 and used as a manufacturing facility. The space inside these lofts is large and open, not conducive to escape to a den or bedroom.

If a little more compartmentalization is ok with you, consider a loft space like those in 588 Condos, for example.  Bedrooms are on the second floor but they’re open to the main area making them more suitable to individual office or work space.

Where do I put my stuff?

Adequate storage space is often limited in a loft so you may want to think about where you will put your "stuff". Lofts tend to be shell-like in design, so consider how you can add pieces to store away some of those things you like to have around.  Too much clutter will destroy the minimalist look of the loft design. Look for lofts, like Soco Urban Lofts that have storage in the garage area to put those extra boxes.

Traditional furniture may not be the best choice for a modern loft.  Sectional seating is a popular choice, and in the bedroom, a platform bed with a striking headboard is also common.  Area rugs are almost an essential item, which helps to define a space. And then you'll need a few "statement pieces", like a sculpture or a big lamp.  A large wall begs for a large modern painting or tapestry with bold colors.

Do I like the location?

Location is always important to consider when buying a home. Urban Dallas is a great place to be because it is steps from parks, dining, work or entertainment.  But there is also the noise factor which can be a shock for those who haven't lived in an urban area.

Another factor is proximity - what do you like to be near?  Walkability (or ease of access to public transportation) is a key factor when considering a loft location in Dallas. SOCO Urban Lofts in downtown Dallas is great for those who work in the area or want to be near the theater, shopping and other downtown action. Dallas has lofts in the east, south and uptown areas too.  You'll want to visit the neighborhood at night and on the weekends to see if it has the vibe that you wish.
