As the buyer, you simply want to find the best deal on the home of your dreams, sign on the dotted lines, move in, and live happily ever after while someone else handles the logistics. You essentially have two choices for successfully accomplishing this goal: (1) you can call the listing agent on EACH property of interest, or (2) you can get your own buyer's agent that will have your best interests in mind.

The Listing Agent Can Represent you, But....

The seller's agent wants to sell the property for the highest price possible and looks out for the seller's best interest. If you meet an agent at an open house or from a call to the phone number on the sign, that agent works for the seller, but may also represent the buyer as a Dual Agent.  Though these arrangements can result in successful purchases, the premise is similar to two opposing parties using the same attorney for a legal negotiation. The dual agent has a sticky time of helping the buyer determine what price to offer. Instead, it's common for the dual agent to turn the tables and ask the buyer, "how much do you want to offer for the property?"
